MIDDLE COTTAGE is situated on a quiet lane which leads out of the village of Westleton towards Minsmere and the coast. The village is in an Area of Outstanding Natural Beauty about two-and-a-half miles from the sea at Dunwich and half way between Southwold and Aldeburgh. It has a large green, a duck pond, a fourteenth-century thatched parish church, two pubs, a restaurant and an excellent second-hand bookshop.

THE COTTAGE itself is light and airy and in an exceptionally quiet location.  Built in 1840, it has been painstakingly renovated, with many of the original features, including the fragmented flint front and the crooked fireplace beam, carefully preserved. The interior is well thought out, elegant and stylish. The south-facing conservatory/dining-room can be sunny even in winter and is the ideal place for lingering over meals


FROM 2005 UNTIL MARCH 2009 the English Tourist Board Quality in Tourism scheme consistently gave the cottage four stars, indicating that it has 'Ample space and good quality furniture', 'A fresh and airy atmosphere', and 'Excellent overall level of quality'. The cottage is no longer part of this scheme (mainly because it does not need to be to attract bookings) but standards remain just as high.  And it now has WiFi broadband.


Accommodation

GROUND FLOOR

Sitting Room with wood-burning stove, Suffolk brick floor with rugs, comfortable seating (plus rocking chair) and a well-stocked book-case. There is also a colour television (with DVD player), a mini stereo with CD unit plus remote control and a small but varied selection of CDs and DVDs.


Kitchen with attractive painted units, electric cooker with double fan oven, ceramic hotplates and dishwasher. Stainless steel saucepans and most of the equipment you will need. There is a CD/tape player and radio and the floor is of Norfolk pammets (the local terra cotta tiles).


Separate utility area with microwave, fridge/freezer, and washer/dryer. The kitchen opens onto the


Conservatory dining-room with circular pine table (which can be expanded to seat six), upholstered dining-room chairs and full conservatory blinds. French windows lead to a small patio and the garden beyond.

Downstairs cloakroom with w.c.and wash-basin. Stairs from sitting room, winding and just a little steep.



FIRST FLOOR

Bedroom 1
with double bed and radio, hanging cupboard with mirror and hair-dryer. A travel cot is also available.

Bedroom 2 with a single bed, hanging cupboard and radio.
                      

Bathroom
with washbasin, w.c., short bath and shower over.


Garden:
Patio plus remote garden (part shared) and private elevated dining area ('the secrete patio') with wooden table and four chairs.

Parking: Nearby on common (about 150 yards from cottage).

Heating: Full oil-fired central heating included in price. Wood-burning stove (basket of logs included).


Telephone with honesty box.

NEW July 2009 - WiFi broadband.

The cottage is a no smoking house. Sorry no pets.

The beds will be made up with duvets and freshly laundered bed linen. Two tea towels and two hand-towels are provided downstairs but bathroom towels are not provided. Oil-fired central heating, a basket of logs for the fire (and all electricity) are included in the price of your holiday.
